Laughlin Park, Los Feliz's exclusive gated community

Updated for 2025

Tucked behind a discreet gate at the base of the Los Feliz hills, Laughlin Park remains one of the most exclusive and architecturally significant enclaves in all of Los Angeles. Established in the early 1900s and once home to legends like Cecil B. DeMille and Charlie Chaplin, this private gated community still feels like Old Hollywood in the best possible way — quiet, grand, and completely hidden in plain sight.

Median home prices in 2025 have topped $7M, but that doesn’t mean everything’s on the market. In fact, most homes here never make it to the MLS at all. They’re sold quietly, through word of mouth, or directly to well-connected buyers.

If you’re serious about buying in Laughlin Park, make sure you’re seeing what’s off-market too. I specialize in pocket listings and private sales in Los Feliz and can help you access homes before they go public.

Established in 1905, the enclave is secure behind gates between Los Feliz Blvd and Franklin Avenue on the Western edge of Los Feliz.  Laughlin Park was once home to many of Hollywood’s rich and famous including W.C. Fields, Charlie Chaplain and Cecil B. DeMille. DeMille’s villa was built by developer Homer Laughlin on the largest, highest lot in Laughlin Park and has amazing panoramic views. Today many well-known celebrities and filmmakers are still drawn to the neighborhood with its quiet seclusion and peaceful tree shaded streets: In 2012 Twlight star Kristin Stewart purchased a home for close to $2.2 million in Laughlin Park.

The W.C. Fields estate on De Mille Drive, the "main drag" of Laughlin Park,is a return to Hollywood's Golden Age and has recently been put on the market, but after not takers at close to $8 million, the listing has expired from the market.  Linwood Drive, Cummings Drive, and Laughlin Park Drive are the main streets in Laughlin Park.
