Los Feliz heads into August off a July, the most recent closed month, that did something a hillside market rarely manages all at once: getting more expensive, moving more quickly, and offering less to choose from. Only eleven single family homes changed hands, half as many as a year ago, yet the ones that sold went for more and went faster.

Prices eased modestly, the median down 8 percent to $2,575,000 and per foot roughly flat at $1,016. On a dozen sales, read those as mix, not a trend. Inventory held near steady at 88 active listings.
